Who we are

Cleveland Property Sourcing is Cleveland Property Sourcing Ltd, registered in England and Wales, company number 14673689, registered office 17 Pennine Parade, Pennine Drive, London NW2 1NT. We're the data controller for this website, for our marketplace at deals.clevelandpropertysourcing.co.uk, and for the records we keep to source and complete deals. We're registered with the Information Commissioner's Office (C1307902).

For anything about your data, write to info@clevelandpropertygroup.co.uk.

The short version

  • We collect what you give us, and what we need to find, sell and complete property deals.
  • We don't sell your data, and we only email you deals if you've asked us to.
  • You can see, correct or delete what we hold, and stop our emails at any time.

What we collect and why

Forms on this website. What you enter, and the page you sent it from:

  • A valuation: the property's address, type, why you're selling, whether you'd take an offer, and your contact details. We use it to value the property and, if you want one, to find you an offer.
  • A deal you send us: the strategy, the numbers, where it is and its listing, where it stands, your notes, your contact details, and your company and fee if you give them. We use it to assess the deal and, if it works, to sell it with you.
  • Agents and trades: what you do, the areas you cover, your agency or business, your notes and your contact details, so we can work with you.
  • A mentorship application: your experience, goals, start date and contact details, so Ruaridh can reply.
  • A message: what it's about, your message and your contact details, so we can answer.

Your investor account. When you open an account on our marketplace we hold your name, email, phone if you give it, and what you're looking for: strategy, areas, budget, cash available, timescale and experience. As you use it we also hold your saved deals and searches, your enquiries and messages, the viewings you ask for, and the documents we share with you. We use this to show you deals that fit, answer your enquiries, arrange viewings and see a purchase through.

When you buy through us. The law requires us to check who you are and where your money comes from before a purchase goes ahead, so we ask for proof of identity and proof of funds. We also keep the details of the purchase, the refurb and the people working on it.

If you work in property. If you're an agent, sourcer, solicitor, broker, builder or letting agent, we may hold your business contact details and our correspondence with you, from what you've given us or what your firm publishes, so we can work on deals together.

Email and WhatsApp. If you ask for deal emails, we record when you said yes. If you join our WhatsApp group, the group's members can see your name and number.

Our lawful bases

  • To answer you and to work on a deal you've asked about: the steps you've asked us to take before a contract, and then the contract itself.
  • To run your account and work with the people we do business with: our legitimate interest in running a sourcing business, balanced against yours.
  • To email you deals: your consent, which you can withdraw at any time.
  • For identity and funds checks, and the records they need: our legal obligations under the money laundering regulations.

Who sees it

People working on your deal. When a purchase or sale needs it, we share what's necessary with the people working on it, such as solicitors, brokers, surveyors, builders and letting agents. If you ask for an offer or send us a deal, we show the property to our investors; we don't share your contact details without asking you first.

The companies that run our systems, under contract to us and only to provide their service:

  • Netlify, which hosts this website and receives its forms.
  • Vercel, which hosts the marketplace and our sourcing desk.
  • Supabase, which holds the marketplace's database, files and sign-ins.
  • Resend, which sends the marketplace's emails, such as sign-in links and deal alerts.
  • Google, for our email (Google Workspace), the fonts on this site and the maps on deal pages.
  • Unipile, which connects our own mailboxes and calendars to the sourcing desk.
  • Anthropic, whose AI (Claude) helps us read listings and documents and work on deals.
  • Calendly, if you book a call.
  • Mailchimp, which still holds the details of anyone who joined our email list before October 2026.

We don't sell your data, and we don't let these companies use it for their own purposes.

Outside the UK

Some of these companies are based in, or store data in, the United States or the European Union. Where data leaves the UK, it's protected by UK adequacy regulations (including the UK–US data bridge, for certified companies) or by the UK's approved contract clauses.

How long we keep it

  • Enquiries and form entries that don't lead to a deal: up to two years after we last heard from you.
  • Your investor account: while it's open. Close it whenever you like, and we'll delete what we don't have to keep.
  • Deals, purchases and the correspondence about them: six years after the deal ends, in case of a claim.
  • Identity and funds checks: five years after our relationship ends, as the money laundering regulations require.
  • Your yes to deal emails: for as long as we email you, and a record of it after you stop them.

Your rights

You can ask us for a copy of what we hold about you, and to correct it, delete it, restrict how we use it, or send it to you or someone else in a usable form. You can object to how we use it, and withdraw your consent to emails at any time, with the link in any of them or by telling us. Write to info@clevelandpropertygroup.co.uk. It's free, and we'll reply within a month.

Cookies

This website sets no cookies. The marketplace keeps you signed in by storing a token in your browser; that's needed for your account to work, so we don't ask first. Pages that load Google's fonts or maps share your IP address with Google, as any website using them does.

Automated decisions

The marketplace sorts deals by how well they match what you've told us, but nothing about you is decided by a computer alone. A person makes every decision that matters.

Complaints

If you're unhappy with how we've handled your data, tell us first and we'll put it right. You can also complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113.

Changes

When this notice changes, we'll update the date at the top, and tell account holders about anything significant.
